The Project Management Division of Colliers International Hungary was established at the beginning of 2006 as a result of the cooperation between Colliers International Real Estate Consulting and Millenia Zrt. The complete execution of the development project, according to the specific requirements of the partner, is taken on by Colliers and Millenia, in the framework of project management, which is preceded by thorough planning, implementation, and scrutiny, based on accurate documentation. A renovated, restructured, or brand new building is the result of the project, which functions as a home for our clients.
In order for our clients to be fully satisfied, there are three fundamental levels of assistance provided in the course of a development project, in order to realize the objectives. I. Technical Supervision – Technical Representation: Technical supervision concerns the work of planning and execution. The technical inspector examines the work of the architects and contractors, according to professional and legal requirements; represents the content and technical requirements of the investor; and takes over the professional responsibility of technical decisions. At the same time, the technical representative completely takes on the role of the investor in technical and financial negotiations, decision-making. II. Construction Supervision – Management Clients often require the content of the work and finances to be controlled more precisely during construction and renovation projects of various sizes. We apply the full arsenal of technical inspection during construction supervision, while preparing financial analysis for the client. Common tasks in construction supervision:
- Consultation with each designing division
- Gathering information from authorities and service providers issuing permits
- Regular inspection on site, if necessary at any time of the day
- Regular direct consultation with the chief construction manager (building engineer), and others taking part in construction (down to the foremen)
- Regular inspection of the construction project logbook, and authority to enter appropriate comments, according to applicable laws and regulations
- Regular examination of delivery bills, inspection of the contents of delivery bills, making sure they are stored according to regulations on site, in a secure and accessible place, according to specific procedures
- Obtaining a copy of warranty papers, technical descriptions, test run logs
- Participation during test runs, handover procedures, and consigning as invited third party
- Participation in coordination discussions, meetings
- Regular sampling of common construction materials used during construction
- Photo and video documentation of key moments and other essential circumstances during the construction process
- Authority to call a multilateral meeting when necessary, based on discussions with those involved
III. Undertaking the Project – Acting as General Contractor Undertaking the entire project means the contracts of the technical inspection, construction management, and contracting work are in one hand, along with cost management. Our company will perform such an overall undertaking for clients in cases where professional criteria justify its necessity; we would erect or rebuild an office building, shopping center or warehouse as a general contractor. General undertaking includes the full financial background for managing own employees as well as sub-contractors, up to final handover. In this case the investor will not enter into contracts with third parties, but requires the full completion of the building from the general contractor. The difference between undertaking the project and acting as general contractor is that the former involves the responsibility of planning and obtaining of permits as well. |
