Since the change of the political system, several ideas were presented concerning the realization of the government district, which were all incapable of living. In relation to the similar recent Czech rouse, Michael Smithing, managing director of Colliers International real estate consultancy, shared his thoughts concerning a project with such size: Besides the financial cover, two factors are essential: serious professional basis and political consensus.

Due to Smithing, the Czech example shows well, that rationalization, cost reduction is possible through reconsideration, reclamation of governmental real estates, although many aspects are needed to be harmonized. Still, it is essential to think over the necessary steps from many aspects like human resource, organizational, information- and data management, logistics, operational, facility- and human security.

The Czech industrial minister of wishes to reshape the utilization of 11 governmental buildings based on corporate examples, it is not decided yet, if the existing buildings will be sold or traded, but due to cost reduction reasons, the moving out starts in spring. They need approximately 50.000 m2 relocation, which – based on Filip Rerko, consultant of Colliers International Prague - can be sold for approx. 70-80.000 crowns / m2.
Without reforms being built on consensus about governmental and politic reforms, it is impossible to plan and realize functional real estates for long terms – spots Michael Smithing on the difficulties around the government district. Due to the professional, it would have been worth considering further possibilities, not only thinking in an immediate, new investment.
The offer of the classic office market would have been a possible solution, or the sales of the current governmental buildings, with temporary re-renting with the help of professional reclamation companies. The second option would have provided some extra time until the final decision is made based on a final, considered consensus
